In both new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of a property is with a Homebuyers Inspections, Inc. professional home inspection.

The purpose of a home inspection is to determine if there are any MAJOR problems with any of the structural or mechanical systems of the home, which could significantly affect the value of the property. As your inspector goes through his procedure he will uncover many minor problems as well. After the actual inspection portion of the work is complete, your inspector will review the inspection report with you and point out the significance of each item he reports.

A home inspection is an educational experience for our customers. If you do not attend and participate, you are missing out on the full benefit of our service. Therefore, we highly recommend you attend the inspection so you can get the most value from our work.

There are many benefits to attending and participating in the home inspection. First, you’re more able to appreciate what a thorough and detailed job your inspector does. You can learn about the maintenance that your property might require. You will learn how to shut the water off and where other major plumbing shutoff valves and system controls are located. Your inspector can demonstrate how to shut off the power and gas. You’ll also learn how to change the filters on your HVAC system, etc. If the inspector observes any problems, you can see them first hand. This can make the answers to your questions easier to understand.

Unfortunately, it isn’t always possible for the customer to attend the inspection. If you can’t be at the property for the entire inspection (2 ½ to 3 ½ hours), try to arrive at the end of the work so the inspector can review the findings with you and you can ask questions. If you can’t attend at all, after you get a copy of the report, call the inspector and they will be happy to review the report over the phone.

If it is not possible for you to attend the inspection, let us know in advance so you can sign and return the Agreement for Home Inspection Services before the inspection. You’ll also need to have an authorized representative attend the inspection and sign the required paperwork for you. This can be a relative, a friend or even your real estate agent. This is your choice.

Once more, we encourage you to attend the inspection if at all possible. After nearly forty years in the business we’ve learned the chance for misunderstanding an observation or recommendation, as well as your overall satisfaction with the service we provide will be diminished if you’re not there.

What gets inspected?

At the time of the inspection, the inspector will answer questions and give a full report on the following:

  • Appliances - examination and operation
  • Plumbing - including water heater, fixtures, visible supply and drainpipes
  • Structural - interior and exterior description and examination
  • Grading - drainage, sidewalks, patios, driveways
  • Roof - type, condition and life expectancy
  • Heat & Air Conditioning - examination and operation
  • Electrical - size of panel, type of wiring and over-current protection
  • Attic - structure, ventilation fans and insulation
  • Garage - door/frame, opener and floor
  • Foundation - settlement, irregularities, previous repairs and moisture

What do I get when the job is done?

You’ll receive a comprehensive Home Inspection Report that includes:

  • A coversheet with identifying information and picture of the home.
  • A summary report containing all line items where there was a concern noted, a condition described, a maintenance item identified or a specific comment made by the inspector.
  • The observed problems described, located, their significance defined and course of action recommended.
  • Digital images of problems in areas inaccessible to the client will be included in the summary.
  • Detailed Inspection Report that includes all the line items inspected.
  • Reports will be emailed directly to you.
